Our Custom Design and Build Process
Step 1 — Brief and Vision We begin with a detailed briefing session to understand your lifestyle, how you live at home, what you love about spaces you have experienced, your aesthetic preferences, must-haves, and investment goals.
Step 2 — Site Analysis We analyse your site in depth — orientation, topography, overlays, views, privacy, prevailing breezes and solar access — to ensure the design responds intelligently to what your land offers.
Step 3 — Concept Design Our architectural design partner prepares concept plans for your review and feedback. Typically, two to three concept iterations are worked through before we progress to design development.
Step 4 — Design Development The preferred concept is developed into coordinated architectural and interior design documentation, with preliminary engineering input, energy efficiency assessment and finishes schedules.
Step 5 — Contract Documentation Final construction documentation is prepared, a fixed-price contract is issued, and the project proceeds through approval and construction as per our standard process.

Where clients wish to engage their own architect, we welcome the collaboration. We have worked successfully with many of Brisbane and Queensland’s most respected architectural practices and are experienced in working constructively with design teams throughout the delivery process.

How long does the design phase take?
Concept through to contract documentation typically takes between three and six months, depending on project complexity and the number of design iterations. Council approval adds further time.
Do you have a minimum project size for design and build?
